Tenant responsible for all utilities. No smoking allowed anywhere on the property. Screening Process All applicants age 18 and over must complete a rental application and will be subject to the following checks: -Credit report review -Criminal background check (permitted under state and federal law) -Eviction history check -Employment verification -Rental history verification (contacting current and/or prior landlords) -Applicants must provide two (2) most recent pay stubs or other verifiable proof of income. Rental Requirements Applications will be declined for any of the following: -Any eviction within the last 7 years -Two or more late rental payments within the last 24 months -Verified negative references from a previous landlord or employer -Falsified, incomplete, or unverifiable application information -Gross monthly income below 2.5x the rent -Criminal convictions that demonstrate a direct threat to the health, safety, or property of others (e.g., violent crimes, sex offenses, arson, distribution of controlled substances). Criminal records are evaluated through an individualized assessment considering the nature, severity, and time elapsed. Arrest records without conviction will not be considered Note: Arrest records or convictions not directly related to tenant safety or property security will not be considered. Security Deposit & Additional Terms -Standard Security Deposit: Equal to one (1) month's rent (refundable pursuant to RCW 59.18.280). Security Deposit May Be Increased for the Following Reasons: -Pet Deposit: $400 refundable deposit per approved pet (does not apply to verified service/assistance animals). -Credit score 600 699: 1.5x security deposit (extra 0.5x refundable after 12 consecutive months of on-time rent payments) -Credit score 500 599: 2x security deposit (extra 1x refundable after 12 consecutive months of on-time rent payments) -Income between 2.5x and 2.99x the monthly rent (see Income Requirement above) -Employment at current job less than 2 years -No prior rental history ("new renters") Reusable Tenant Screening Reports (RCW 59.18.257) We do not accept printed or emailed copies of tenant screening reports directly from applicants. If you wish to use a comprehensive reusable tenant screening report, we will only accept it directly from Zillow Rental Manager (our screening provider) or another pre-approved screening service, transmitted securely from the company to the landlord. No additional screening fee will be charged for approved reusable reports. Additional Information We comply with all applicable federal, state, and local fair housing laws. Applicants have the right under state and federal law (FCRA & RCW 19.182) to request a free copy of their consumer report in the event of an adverse action and to dispute any inaccurate or incomplete information directly with the reporting agency.
