No cats or other animals allowed. No aggressive breeds allowed. Up to date vaccination records are required. No smoking allowed inside or outside unit. Villa comes fully furnished with a one year lease. First and last month rent and a security deposit of $3100 due at signing. Only two vehicles are allowed. No tenant work trucks or vehicles with logos allowed on property. Tenants must follow the rules of the association at all times. Exterior maintenance is included. Interior must remain in a clean and orderly state by tenants. Needed repairs / maintenance must be reported to landlord immediately. Twice a year with a 30 day notice, the landlord will perform an interior and exterior inspection for insects and perform a pest control spray. All natural sprays will be used at the tenants request. Air filters will be supplied by the landlord and must be changed on a monthly schedule. A/C maintenance will be scheduled twice yearly with a 30 day notice to tenants.
