Lease terms

Tenant pays all utilities (water, gas, electricity, trash). Is responsible for yard upkeep (mowing, trimming) and sprinkler repair (do all yourself or hire a gardener at tenants cost). No smoking in the house allowed. First month rent and deposit due before move in ($3250 monthly rent and $3000 deposit). Monthly Rent is always due at the first of each month and payed automatically using the ACH money fund transfer system to be set up at the start of 12 month lease. Lease will be for 12 month's and must be renewed before old lease expires. Keep the property tidy. No hoarding anywhere, no working on and parking of "junk" vehicles on the driveway and garage. No oil, fluid leaking vehicles allowed. The garage will not be used as a work-shop. No sub-leasing of rooms and/or property spaces allowed. No modification of any kind (like repainting walls, changing floors etc) is allowed.
