Lease terms

Monthly Rent: $3500 Security deposit: $3,500 total, consisting of a $2,500 refundable security deposit at the end of the lease once inspection is completed, which $1,000 is nonrefundable for cleaning and turnover. Lease term: 12-month lease is preferred; other terms may be considered. Utilities and HOA fees: Tenant responsibility Smoking: Smoking is NOT permitted in the home and on the property. Pets (must be approved by Landlord, $500 non-refundable deposit). Maximum of one pet per unit: One dog or one cat is permitted. Dogs must be leashed: Dogs must be on a leash whenever they are outside the residence. No outdoor pet enclosures in the yard or common areas: Kennels, dog runs, or other pet enclosures may not be placed or maintained in the yard and common areas. Clean up after pets: Tenants are responsible for promptly cleaning up all pet waste. No nuisance behavior: Pets may not create excessive noise, disturb neighbors, damage property, or otherwise create a nuisance. Pets may be restricted or removed for violations: If a pet becomes a repeated nuisance, the HOA may restrict its use of common areas and may ultimately require removal from the community after notice. No livestock or poultry: Livestock, poultry, or similar animals are not permitted.
