31406 Kirkshire Ct Wesley Chapel, FL 33543 Located within a gated community. 1. PREMISES Landlord hereby leases to Tenant the residential single-family home described as: Three (3) Bedrooms Two (2) Bathrooms The premises shall be used solely as a private residence by Tenant and approved occupants. 2. LEASE TERM Tenant shall select one of the following lease terms: Six (6) Month Lease One (1) Year Lease Lease Start Date: _______________________ Lease End Date: ________________________ The lease shall commence during August or September 2026, depending on the agreed move-in date. 3. RENT Tenant agrees to pay monthly rent in the amount of: $________________ per month Rent shall be due on the beteween the 1st and 5th day of each month. Payments shall be made by approved payment method designated by Landlord. 4. MOVE-IN COSTS Prior to occupancy, Tenant shall pay: First Month's Rent Last Month's Rent Security Deposit: $________________ 5. SECURITY DEPOSIT The security deposit shall be held in accordance with Florida law. If no deductions are imposed, Landlord shall return the security deposit within fifteen (15) days after Tenant vacates the property. If Landlord intends to impose a claim against the security deposit, written notice shall be provided within thirty (30) days after Tenant vacates the premises stating the reason for deductions. Deductions may include unpaid rent, damages beyond normal wear and tear, cleaning costs, unpaid utilities, or other lease violations. 6. LATE FEES If rent is not paid by the due date, the following late fees shall apply: First late payment offense: $75.00 Second late payment offense: $100.00 Third late payment offense: $150.00 late fee May constitute grounds for lease termination and eviction proceedings in accordance with Florida law. Repeated late payments shall be considered a material breach of this Agreement. 7. UTILITIES & TENANT RESPONSIBILITIES Tenant shall be responsible for payment of all utilities and services including: Electricity Water Wi-Fi / Internet Lawn and landscape maintenance Tenant agrees to maintain the property in clean and sanitary condition throughout the lease term. 8. MAINTENANCE & REPAIRS Tenant shall promptly notify Landlord of any maintenance or repair concerns. Routine maintenance, damages caused by Tenant, occupants, guests, or pets shall be the responsibility of Tenant. Major repairs, structural issues, or repairs resulting from normal wear and tear shall be handled by the responsible party depending on the nature and cause of the issue. Tenant shall not perform major repairs, modifications, or alterations without written approval from Landlord. 9. PET POLICY Pets shall be permitted only with Landlord approval. Tenant agrees to pay a non-refundable one-time pet fee of: $350.00 Tenant shall remain fully responsible for any damages caused by pets. 10. RENEWAL OPTION The parties agree to review lease renewal options approximately ninety (90) days prior to lease expiration. Any renewal, rent adjustment, or updated lease terms must be agreed upon in writing by both parties. 11. EARLY TERMINATION Tenant may terminate this lease early only under circumstances permitted by Florida law. Military service obligations may qualify for lawful early termination provided Tenant gives proper notice and documentation as required by law. Landlord may terminate the lease only for lawful reasons including nonpayment of rent, lease violations, property damage, illegal activity, or other material breaches of this Agreement. Florida law does not automatically recognize domestic violence as lawful grounds for early termination unless otherwise required by applicable law. 12. ENTRY BY LANDLORD Landlord may enter the premises as permitted under Florida law for inspections, repairs, maintenance, emergencies, or to show the property to prospective tenants or buyers with reasonable notice when required. 13. PROHIBITED ACTIVITY Tenant shall not: Engage in illegal activity on the premises Disturb neighbors or violate community rules Sublease or assign the property without written consent Violate HOA or gated community regulations 14. GOVERNING LAW This Agreement shall be governed under the laws of the State of Florida. 15. ENTIRE AGREEMENT This document represents the entire agreement between the parties. Any modifications must be made in writing and signed by both Landlord and Tenant.
