Lease terms

This home will be owner-managed (no impersonal property management companies!) and landlord references are available upon request. I consider my home your new home and will go out of my way to treat you as I would hope to be treated. Repairs and maintenance will be treated with the same level of urgency I would towards my own home and open and consistent communication is a must. Owner will provide air filter inventory for the HVAC unit and will split the expense of a yard maintenance contractor and regular exterminator service, if desired. The home will include stainless steel kitchen appliances and a washer and dryer set for your use. Occupant will be responsible for his/her own utilities. Prefer no pets but will consider if discussed with me and smoking is not permitted whatsoever. Initial fees: - Credit and background checks (per adult): per Zillow - Earnest deposit (applied towards first month's rent): $500 - Cleaning deposit (non-refundable): $300 - Security deposit (equal to one month's rent): $1,850 I will consider longer term lease agreements (minimum of a year, though) and can accommodate mid-month move in needs anytime on or after June 1st, 2026. Please note that the home is currently occupied so no visits or tours will be permitted or arranged without a prior, pre-set appointment with me. If interested, please complete the application process through Zillow before inquiring about a tour of the home. This ensures qualification ahead of time, which is intended to save you and me time in the process. The application process and processing is strictly through Zillow so I do not receive application fees or any compensation of any kind from Zillow or elsewhere when I receive applications from interested parties.
