Monthly Rent: $2500 Security Deposit: $2500 (refundable) Lease Term: 12 months minimum Pet Policy: Maximum of 1 pet allowed $300 non-refundable pet fee $25/month pet rent Service animals and emotional support animals are exempt from pet fees in accordance with applicable laws Smoking Policy: Strictly non-smoking property no smoking permitted inside the home Application Requirements: Credit and background screening required for all applicants. 650 score and above Income verification required (2.5 3x rent) Rental history and references will be reviewed Utilities: Tenant responsible for all utilities unless otherwise specified Renter's Insurance: (Highly recommended) Tenant required to maintain renter's insurance during lease term Approval Criteria: Landlord reserves the right to approve or deny applicants based on screening criteria, creditworthiness, rental history, income, and overall application strength in compliance with fair housing laws House Rules & Additional Terms Occupancy: Only approved occupants listed on the lease may reside in the property Property Care: Tenant agrees to maintain the home in clean and good condition Any damage beyond normal wear and tear will be tenant responsibility Yard Maintenance: Tenant responsible for maintaining yard and landscaping (including watering and basic upkeep) Pet Responsibility: Tenant responsible for all pet-related damage, waste cleanup, and compliance with local laws Pet must be well-behaved and not create disturbances Alterations: No alterations, painting, or modifications without prior written approval Noise & Conduct: Tenant agrees to respect neighbors and maintain reasonable noise levels Parking: Use of garage and designated parking areas only (no unauthorized vehicles or long-term street storage if applicable)
