Lease Terms Minimum 12-month lease required Water included in rent Tenant responsible for gas, electric, internet, cable, and any other optional services One off-street parking space included Garage parking available for an additional monthly fee ($100/month), subject to availability and separate agreement Shared basement storage included Security deposit equal to one month's rent due upon lease signing First month's rent due prior to move-in No smoking, vaping, or use of tobacco, cannabis, or similar products permitted inside the unit, common areas, basement, garage, or on porches Pets considered on a case-by-case basis and subject to landlord approval Tenant may receive a $50 monthly rent credit in exchange for assuming responsibility for all lawn care and snow removal. Failure to adequately perform these duties may result in removal of the credit with appropriate notice. Tenant(s) are expected to maintain the premises in a clean and sanitary condition and respectfully use all shared spaces, including outdoor areas, storage areas, and walkways. Quiet enjoyment of all residents is expected. Excessive noise, disturbances, or nuisance behavior may constitute a lease violation. Income, credit, criminal background, rental history, and employment verification required. Renters insurance required throughout the lease term, with proof of coverage provided prior to move-in and upon renewal.
