Tenant is responsible for electricity. APPLICATION & SCREENING DISCLOSURE All applications are subject to screening and verification. As a general guideline, the combined gross monthly income of all financially responsible applicants should be at least three (3) times the monthly rent. Approval is based on the overall application, and meeting the income guideline alone does not guarantee approval. Applications are evaluated using lawful, objective, verifiable, and consistently applied criteria, which may include income, employment, rental history, financial responsibility, payment history, outstanding debt obligations, housing-related debt, utility payment history, credit information (where permitted by law), references, occupancy standards, and other factors permitted by applicable law. Each person who will be legally responsible under the lease must submit a separate application. Applications will not be processed until all required information and supporting documentation have been received. By submitting an application, each applicant authorizes the landlord or property manager to verify the information provided. Submission of false, misleading, altered, or unverifiable information may result in denial of the application or withdrawal of a conditional approval. Screening criteria are applied consistently to all applicants. Rental decisions are made in accordance with all applicable federal, state, and local fair housing and consumer protection laws.
