Lease terms

Owner pays for Water/ Sewer, Gas and Trash. Tenants are responsible for electric only. Pets accepted with a $250.00 pet deposit and $25.00 monthly pet rent. ESA animals are welcomed. Qualifications and requirements- **Eligibility** * All applicants must be at least 18 years old. * All occupants must be listed on the lease and approved before move-in. * Occupancy limit: 2 people per bedroom plus 1 additional occupant (unless otherwise required by law). **Income Requirements** * Minnesota applicants must earn at least **2.5x the monthly rent** in gross monthly income. * Applicants receiving vendor-paid housing assistance must earn at least **1x the monthly rent**. * Guarantors must earn at least **5x the monthly rent**. **Required Documentation** Applicants must provide proof of income, such as: * Recent pay stubs * Bank statements * Employment offer letter * Retirement, Social Security, disability, child support, or financial aid documentation (if applicable) **Credit & Background Screening** * Credit, criminal, and rental history checks are required for all adult applicants. * Unpaid landlord debts, recent evictions, significant negative rental history, or certain criminal convictions may result in denial. * Open bankruptcies are generally not accepted. **Security Deposit** * Minnesota applicants are required to pay **one month's rent as a security deposit** at move-in. **Pets** * Pets may be allowed with approval. * Non-refundable pet fee: 250 per pet** * Pet rent: 25 per pet/month** * Service and emotional support animals are exempt from pet fees. **Renters Insurance** * Active renters insurance with liability coverage is required throughout the lease term. **Additional Information** * Applications are processed on a **first-come, first-served basis**. * Application fees are non-refundable. * Any false information on an application will result in denial.
