Lease Terms 31252 Contour Ave, Nuevo, CA Monthly Rent * Rent: $3,500 per month * Rent is due on the 1st day of each month. Lease Term * Twelve (12) months. Security Deposit * One month's rent ($3,500), due before move-in, subject to California Civil Code requirements. Utilities The tenant is responsible for establishing and paying for all utilities and services associated with the property, including but not limited to: * Electricity * Natural Gas * Water * Sewer * Trash * Internet * Cable or satellite services Occupancy Only applicants approved by the landlord and listed on the lease may occupy the property. Any additional occupants require prior written approval. Pets Pets may be permitted only with prior written approval from the landlord. Approved pets may require an additional deposit or monthly pet rent, subject to applicable California law. Smoking Smoking and vaping are prohibited inside the home and garage. Maintenance Responsibilities Tenant agrees to: * Keep the property clean and sanitary. * Promptly report maintenance issues or water leaks. * Replace HVAC filters every 90 days, if applicable. * Maintain the yard in a clean and orderly condition, including mowing, weed control, and irrigation, unless otherwise agreed in writing. * Dispose of trash properly. Landlord is responsible for repairs required by California law to maintain the property in a habitable condition, except for damage caused by the tenant or tenant's guests. Alterations No alterations, painting, fixtures, satellite dishes, antennas, or structural modifications may be made without the landlord's prior written consent. Parking Parking is permitted only in the garage and driveway unless otherwise authorized by the landlord. Appliances Included The property includes: * Range/Oven * Dishwasher * Microwave (if installed) Unless specifically provided by the landlord, refrigerator, washer, and dryer are not included. Renter's Insurance Tenant must maintain renter's insurance during the lease term with a minimum of $100,000 personal liability coverage and provide proof of coverage before move-in. Subleasing Subleasing, assignment of the lease, and short-term rentals (including Airbnb, VRBO, or similar platforms) are prohibited without the landlord's prior written consent. Illegal Activity Illegal activity on the property constitutes a material violation of the lease and may result in termination as permitted by California law. Entry Landlord may enter the property only as permitted under California Civil Code Section 1954, including for repairs, inspections, showing the property, emergencies, or other lawful purposes with required notice when applicable. Move-Out At the end of the tenancy, the tenant agrees to: * Return all keys, garage remotes, and access devices. * Remove all personal belongings. * Return the property in substantially the same condition as received, excluding ordinary wear and tear. * Comply with California move-out inspection and security deposit procedures. Applicant Qualifications Applicants should have: * Verifiable monthly household income of approximately three (3) times the monthly rent. * Satisfactory credit history. * Positive rental history. * Acceptable background screening, to the extent permitted by California law. * Valid government-issued photo identification. Availability Available for immediate occupancy upon approved application, execution of the lease, and payment of all required move-in funds.
