Lease terms

All prospective tenants aged 18 or over must apply and meet all criteria: --Gross monthly income of at least 3x rent ($5,475 combined for all applicants) --Credit score of 650 or greater --No evictions or lease violations in the past 5 years --Criminal background check required; evaluated under our written screening criteria, available on request --Renter's insurance with personal liability coverage required --This is a non-smoking property no tobacco or marijuana smoking indoors --Zillow applications accepted, but not required, with follow-up manual verification of rental history, references, and employment. A $40 per-adult screening fee applies, credited toward first month's rent at lease signing. Pet requirements: --Cats or dogs accepted; other species considered case by case --Dogs must be adult and 25 lbs or less --No more than 2 pets --Tenant must abide by all city ordinances, including pet licensing and leash laws --Pets must be spayed/neutered and up to date on rabies vaccinations --Refundable pet deposit: $300 per pet --Pet rent: $25 per pet, per month --All pets subject to approval
