Lease terms

Security Deposit: One month's rent, due upon execution of the lease. Lease Term: 12-month minimum lease. Longer-term leases may be considered. Utilities: Tenant is responsible for all utilities and services unless otherwise agreed upon in writing. Lawn & Snow Care: Tenant is responsible for routine lawn care and snow removal unless otherwise agreed upon in writing. Pets: No pets permitted. This policy applies to all pets, including dogs, cats, and other animals, subject to any accommodations required by applicable law. Smoking: No smoking or vaping is permitted anywhere inside or on the premises of the property. Occupancy: Property is for residential use only. Short-term rentals, Airbnb, VRBO, or similar arrangements are not permitted. Application & Screening: All prospective tenants must complete a rental application and may be subject to verification of income, employment, rental history, credit history, and other applicable screening criteria. First Month's Rent & Security Deposit: First month's rent and the security deposit must be paid before possession is provided, unless otherwise agreed upon in writing. Maintenance: Tenant is responsible for maintaining the property in a clean and sanitary condition and promptly reporting maintenance issues or damage. Landlord is responsible for repairs and maintenance required by applicable law, except where damage is caused by the tenant or their guests. Renter's Insurance: Renter's insurance is required for the duration of the lease. Lease Agreement: The final lease will contain the complete terms and conditions governing the tenancy. These terms are provided for informational purposes and are subject to the final written lease agreement and applicable Iowa law.
