Lease terms

Utilities Tenant shall be responsible for establishing and maintaining all utility services in Tenant's name and shall pay all charges associated with such services during the lease term, including but not limited to gas, electric, water, sewer, trash, internet, cable, and any other utility services provided to the Property. Lawn Care and Snow Removal Tenant shall be responsible for routine lawn maintenance and snow/ice removal during the lease term. Lawn maintenance includes mowing, trimming, edging, and keeping the yard free of weeds and debris. Snow and ice shall be removed from all sidewalks, walkways, driveways, and entry areas as required by local ordinances and in a reasonably prompt manner following snowfall or ice accumulation. Landlord-Provided Equipment Landlord will provide one lawn mower and one snow blower for Tenant's use during the lease term. Tenant agrees to use the equipment in a safe and reasonable manner and to perform routine operational maintenance, including adding fuel, oil, and replacing shear pins or similar consumable items as needed. Damage to Equipment Tenant shall be responsible for the cost of repair or replacement of the lawn mower and snow blower if damage results from negligence, misuse, abuse, improper operation, theft due to Tenant's failure to secure the equipment, or failure to follow manufacturer operating instructions. Normal wear and tear shall remain the responsibility of Landlord. Failure to Maintain Property If Tenant fails to adequately maintain the lawn or remove snow and ice after written notice from Landlord, Landlord may arrange for such services and charge Tenant the actual cost incurred plus an administrative fee of $50 per occurrence, which shall be deemed additional rent and payable with the next rent payment. Tenant shall maintain renter's insurance with a minimum of $100,000 liability coverage throughout the lease term and provide proof of coverage upon request.
