Tenant Responsibilities and Lease Terms Renters insurance is a must! Utilities: Tenant agrees to be solely responsible for the payment of all utilities associated with the premises during the term of this lease, including but not limited to electricity, gas, water, sewer, trash, internet, cable, and any other applicable utility services, unless otherwise stated in writing by Landlord. Lawn Care and Exterior Maintenance: Tenant shall be responsible for maintaining the yard and exterior grounds of the property in a neat, clean, and orderly condition at all times, including regularly mowing the lawn, trimming as needed, and removing debris. Failure to properly maintain the yard may result in additional charges or lease violation notices. Rent Payments and Late Fees: Monthly rent shall be due on the date specified in this Lease Agreement. Rent not received by Landlord by the due date shall be considered late and subject to late fees as outlined elsewhere in this Lease. Continued late payment may constitute default under this Lease. Security Deposit: A security deposit in an amount equal to one (1) month's rent shall be required. The security deposit and first month's rent shall both be due in full prior to Tenant taking possession of the property. Possession will not be granted until all required move-in funds have been paid.
