We use credit check(s), criminal background, and eviction history reports to determine an applicant's eligibility. There is a non-refundable processing fee of $55 per occupant of age 18 or older. This fee is due after the applicant has scheduled a showing and decides to move forward with the application process, see qualifications. Qualification Standards: -Qualified applicant(s) are considered on a first-come, first-served basis. -All household members over the age of 18 MUST apply and pay a $55 nonrefundable application/screening fee (processed after in-person showing) -Must submit a copy of a valid form of identification -Must submit copies of most recent month's payroll stubs, if self-employed must submit (2) years tax returns. Unverifiable income will not be considered. -Combined gross monthly income must be at least 2.7 times the amount of rent. Income must be verifiable. -Must provide all landlord contact information for the past 3 to 5 years of residency. -No evictions filed in the past 5 years -No balance owed to landlords in the past 5 years -Negative landlord references or consistent late rent payments will be grounds for denial -Inaccurate or falsified information will be grounds for denial -Applicant's background must exhibit a pattern of responsibility. Criminal records and convictions may be grounds for denial. -Registered sex offenders may be grounds for denial -Credit is on a case-by-case basis. Applicant must exhibit a responsible financial life. -Bankruptcy MUST be dismissed or discharged for at least 6 months -All co-signers must have a credit score of 700 or above and meet all other application requirements -Pet Policy: Dogs must be 6 months or older. No more than (2) animals allowed. Must complete Pet Screening application and submit a photo of all pets. We charge a $250 non-refundable Pet Fee for the first animal and $100 for any additional approved animals. Tenant agrees to pay Pet Rent in the amount of $25 per month per pet. -Insurance: Tenant(s) must have and maintain Renters Insurance throughout the lease term. -First and Last month's rent payable before occupancy plus $500 Security Deposit -All our properties are non-smoking properties. No smoking or vaping is permitted inside or anywhere on the property.
