Income guidelines require that there be income in excess of $4850 per month + extra for any credit payments such as cars, credit cards or personal loans. That income can be the income of one person, or two IF it is a legally married couple. We want you to be able to afford to pay the rent to make your residency as stress free as possible. Potential applicants should understand that those with frequent late payment history on loans or rent, repossessions, and evictions will not be considered. We just do not have the resources to absorb losses in rent that covers mortgage and operating expenses. This is a non-smoking house. Parking is limited to the drive in front of the house. Tenants are responsible for all utilities. Pets will require an additional deposit that is fully refundable, along with the rent deposit, upon termination of the lease pending examination of the residence. Centrally located near Kingsley, Saturn and 1st in Garland, this is a spacious house with a big front and back yard. The garage conversion has made a spacious extra living area that connects to a covered elevated patio. In addition, there is a screened, windowed porch area in the front of the house. There has been a bathroom update that makes it bright and new looking. A double door refrigerator with ice and water dispenser is included. An upgrade to the electrical system breakers and central box to a top of the line system to ensure the upmost in dependability and safety three years ago. The kitchen has a smooth surface five element electric cook top, new counter tops and service bar, dishwasher, sink and disposal. The Zillow app makes no distinction between washer/dryer hookups and washer/dryer provided. The house DOES have the washer and dryer connections and a full size closet for the machines. The washer and dryer are not provided. The house is protected with a Smith-Thompson 24/7 monitored alarm system. I personally have used Smith-Thompson on my principal residence and on all of our rentals. It is the best price for the best protection that you can find. The service is included in the rent mentioned.
