Lease terms

1. Lease Duration and Renewal Terms: - Lease Duration: 12 months - Renewal Terms: The lease will automatically renew for another 12-month term unless either party provides written notice of termination at least 30 days before the end of the lease term. 2. Rent and Deposit Requirements: - Monthly Rent: $3450 per month, due on the 1st of each month. - Security Deposit: Equivalent to one month's rent, refundable upon satisfactory move-out inspection. - Additional Fees: A pet deposit of $300 and a monthly pet rent of $50 per pet (if applicable). 3. Smoking Policy: - Smoking is strictly prohibited anywhere inside the property. Violation of the smoking policy will result in fines or lease termination. This policy is in place to maintain air quality, and to prevent fire hazards, and property damage. 4. Pet Policies: - Pets are not allowed without prior approval from the landlord. - Restrictions: Dogs must be under 50 pounds and of non-aggressive breeds. No more than two pets are allowed. - Pet Fees: A pet deposit of $300 per pet and a monthly pet rent of $50 per pet apply. These fees help cover the costs of additional wear and tear and potential damages associated with pet ownership. 5. Maintenance Responsibilities: - Landlord Responsibilities: The landlord is responsible for major repairs and structural maintenance. - Tenant Responsibilities: Tenants are responsible for routine maintenance, including lawn care, landscaping, minor repairs, and keeping the property clean and sanitary. 6. Utilities and Services: - Tenants are responsible for water, sewage, trash removal, electricity, gas, internet, and cable/streaming services. - Utility Deposit: Tenants may be required to pay a deposit to activate utility services in their name. 7. Termination and Move-Out Procedures: - Termination: The lease may be terminated early by providing 30 days' written notice to the landlord. Early termination fees will apply, and the tenant will forfeit all security deposits. - Move-Out Procedures: Tenants must give written notice of intent to vacate at least 30 days before the lease end date. The property must be returned in a clean and undamaged condition, normal wear and tear excepted. 8. Legal and Lease Violation Consequences: - Consequences: Violations of the lease terms, including late rent payments, unauthorized occupants, or damage to the property, will result in fines, eviction, or legal action.
