Lease & move-in - Term: 12-month lease preferred; shorter terms considered on a case-by-case basis - Available: August 1, 2026 - Rent: $4,600/month, due on the 1st, with a grace period through the 3rd Security deposit - $4,600 (one month's rent), fully refundable - Covers unpaid rent and damage beyond normal wear and tear - Returned with an itemized statement within 21 days of move-out, as required by California law Monthly costs - Rent includes two assigned spaces in the gated garage - EV charger hookup available at the space charger not included; charging is billed to the tenant's meter - Private storage unit available for $40/month - Pet rent (if applicable): $50/month per pet Utilities - Included via HOA: water and trash - Paid by tenant: electricity, gas, and internet/cable (the unit is individually metered) Renters insurance - Required before move-in: minimum $100,000 in personal liability coverage, with the owner named as an additional interested party Applicant screening (the same criteria are applied to every applicant) - Gross household income of at least 3.25x the monthly rent - Credit score of 690 or above - No unlawful-detainer (eviction) judgment in the past 7 years - Every adult 18 or older who will live in the home submits an application - Application fee: $60 per adult (covers third-party credit and background screening) - Housing vouchers and other rental subsidies are welcome; the income standard is applied only to the portion of rent the tenant actually pays Household & building rules - Smoke-free home no tobacco, cannabis, or vaping inside the unit, on the balcony, or in common areas - No subletting or short-term/vacation rentals without the owner's written consent - Tenants agree to follow the building's HOA rules, provided before signing Animals - Pets: one cat and/or one small dog under 40 lbs considered; breed subject to HOA approval. $50/month pet rent per pet; no separate pet deposit. Pet policy is negotiable. - Service and assistance/support animals are not pets they are always welcome and are not subject to pet rent or breed/size limits, in keeping with fair-housing law.
