Lease terms

$1450/month for a 6 to 8-month lease. End date to be discussed. TENANT SCREENING CRITERIA All applications must be submitted with fully complete information. One application per adult applicant. Failure to complete all information will result in an automatic denial. Don't forget to include the required supplemental information copy of driver's license, income documentation, signed consent for background check form. Failure to provide supplemental documentation will result in an automatic denial. We will run a background check and credit check on all adults living in the home as well as call references and previous landlords. Please be sure to sign the Consent for Background Check. We will not be able to process your application without this document. Background and credit checks will be done through a company called Tenant Verification Services (TVS). You will receive a separate email from TVS to complete this step. We need at least three full years of rental history or excellent references if your rental history is shorter than that. Please be sure contact information for prior landlords is complete and current on the application. Failure to provide rental history and/or references will result in an automatic denial. Gross household income must be equal to or greater than 3 times the monthly rent. (If you have a co-signer fulfilling this requirement, please have them complete an application as well. Failure to have complete information from your co- signer will result in an automatic denial.) Any evictions in the last five years will result in an automatic denial. More than four late payments or NSF checks for rent to a previous landlord within a 12-month period will result in an automatic denial. Any criminal activity of physical or violent nature will result in an automatic denial. An incomplete application will result in an automatic denial. Pets will be considered. Please give us ample information regarding your pet(s), breed, age, size and weight. We will also require up-to-date vet records prior to move-in.
