Lease terms

No smoking allowed in unit. No pets allowed in unit. No section 8. Applicant must pay for background check. Tenant Criteria: - Age: Primary tenant must be 18 years of age or older. - Income Verification: Potential tenant(s) must make at least three times the amount of the monthly rent. Proof of income required (i.e. Last 2 paystubs and employer's/direct supervisor's phone number). - References: Potential tenant(s) must provide a reference from, or a way to contact, former landlord (if applicable). - Eviction History: Potential tenant(s) that have been lawfully and justly evicted will not be considered. - Criminal background: Potential tenant(s) that have any criminal activity on their record, particularly something that took place in recent years or major criminal activity at any point in their lifetime, will not be considered. - Credit Score and Credit History: Potential tenant(s) must have a minimum credit score of 650, and must prove consistent, timely payment history. Accepted Tenant(s): - Must be included on, and sign, lease. - Must provide first month's rent and security deposit equal to a month of rent at lease signing. Cashier's check or other secure form of payment accepted. - Must have renters insurance at the time of occupying the unit. - Unit will not be held for more than 14 days unless otherwise agreed upon. - Tenant(s) must bring a current DL/ID to be photocopied at the lease signing.
