Income, rental history and criminal background check will be considered for application, we recommend discussing any issues prior to submitting an application *We require a minimum of 3 times the rent in VERIFIABLE monthly income (~46k annual) & may require additional income or deposit based on: *credit - over 600 required and no recent collections or other major negative indicators *rental history - a minimum of 3 years recent, GOOD rental or ownership history & no evictions or foreclosures in 7+ years *debt and other liabilities - student & auto loans, etc. *No recent felonies and absolutely no violent/sex offenses will be allowed. We recommend reaching out and discussing any issues you foresee prior to application. *Sorry, no section 8 *We are happy to allow small pets on a case by case basis with a $300 non-refundable pet deposit (per animal) if approved, however, our insurance does not allow aggressive breed dogs. *All residential leases are one year.
