Lease terms

Lease Description Tenant is responsible for all utilities, including electricity, water, sewer, garbage, and internet. Lease term is 12 months. First month's rent and security deposit are due at signing. Last month's rent may be required depending on the application. Applicants must have a verifiable monthly income of at least 3 times the rent. A minimum credit score of 680 is required. Credit and background checks will be conducted for all applicants. Application fee may apply for screening and background checks. No smoking allowed inside the unit. No pets allowed. Washer and dryer are included in the unit. Tenants must respect community noise guidelines and maintain a quiet, respectful environment for neighbors. Tenant is responsible for maintaining the front and back yard. This includes keeping the grass cut, removing weeds, and keeping outdoor areas clean and well-maintained at all times. Occupancy is limited in accordance with local housing regulations. Only individuals listed on the lease/application are permitted to reside in the property. Subleasing, renting rooms, or adding additional occupants not listed on the lease is strictly prohibited. Rent is due on the agreed date each month. Late payments may be subject to additional fees as outlined in the lease agreement.
