3107 B Grandview St. is a simple, clean apartment in the upper floor of an old 2-story classic Austin Bungalow house.… It has great views in all directions, including West over the Shoal Creek greenbelt and valley and to the hills West of Austin: thus the street-name Grandview. This unit used to be the sleeping floor of a single family house (downstairs had the living room, den, kitchen, etc... ). The kitchen for the unit is updated and modern. The entire space, except for kitchen and bath are carpeted. Recent improvement was made on ceilings -- popcorn ceilings were removed.
The backyard is shared with the downstairs tenant. Has a great yard if you have a pet; but any pets will be screened by landlord.
Street parking only; finding a space just in front of the house is generally very easy.
Location is fantastic: between Lamar and Guadalupe, close to UT and bus stops, many restaurants, and only a 1-1/2 blocks from the lighted pedestrian crossing to Shoal Creek trail. From here take your bike all the way to Ladybird Lake and South Austin without crossing any traffic: access to a great trail system.
