*No smoking allowed inside the home. *Mow lawn 2x per month or more in Summer. * Change furnace filter monthly. *Shovel walkways within 24 hours of snowfall. * Must put all utilities (gas, water, sewer & electricity) in your name with both MUD & OPPD. *Internet hookup is up to you, you choose your provider, but 100% your responsibility. * Rent accepted via cash, money order or Venmo, due on the 1st of the month and late by the 5th. *If paid after the 5th, a $50 late fee is assessed. *I only allow 1 small dog or cat since it is smaller unit, I only require a one time pet deposit of $200 due at lease signing. *Due when you sign lease: $2,600( Deposit plus 1st month's Rent) and $200 pet deposit if applicable. * 12-18 Month lease terms, then month to month, must give landlord a full 30 days notice in writing if or when you plan to move out after your lease expires.

Only one side of Duplex is for rent, other side is already rented.… This Ranch had been completely updated including a remodeled kitchen, with all new stainless steel appliances, all new flooring throughout, freshly painted interior, updated bathroom, newly installed air conditioning, and updated electrical. Unfinished basement with washer and dryer hookup, and lots of storage. Fenced back yard with patio, no garage but there is off street parking on the driveway.
$1300 a month, we require a year lease with a $1,300 deposit and first months rent, you will need a total of $2,600 due when you sign a lease. Move in ready! I prefer you call to set up a showing of the house instead of replying to messages on here.
Tenant is responsible to put all utilities in their name with OPPD and MUD, this will include electricity, gas, water, & sewer. Also, tenant is expected to maintain the lawn, which means tenant must mow lawn at least every other week or every week if you love to mow!! Then in the winter months you are responsible for snow removal you must shovel the city sidewalks as per city code.
