Lease terms

Month-to-month lease with a 30-day minimum stay. Rent includes water, gas, internet, trash, lawn care, and routine pest control. Electricity is included up to $250/month; tenant is responsible for any overage. No smoking is permitted inside the home. Pets are welcome with prior approval and may require an additional pet deposit or fee. Security deposit is fully refundable, less any damages beyond normal wear and tear. Whether you're here for work, relocating, or simply spending a few months in New Orleans, our fully furnished 3-bedroom, 2.5-bath duplex is designed to make an extended stay comfortable. With all three bedrooms on the second floor, the layout offers a nice separation between the living spaces and sleeping areas. The primary suite features a brand-new king mattress, walk-in closet, and private bathroom with a soaking tub and separate shower. The two additional bedrooms share a second full bathroom, and the washer and dryer are conveniently located upstairs as well. The main floor has separate living and dining rooms connected by original pocket doors, a fully equipped kitchen with updated appliances, and plenty of room to spread out after a long day. Throughout the home you'll find New Orleans and music-inspired decor, along with local artwork that reflects the character of the city. You'll have everything you need to settle in, including high-speed Wi-Fi, smart TVs, central air and heat, a fully stocked kitchen, linens, towels, plenty of closet space, and a spacious back deck. We're in a quiet, walkable part of Mid-City, less than a mile from UMC, the VA, and Tulane Medical Center, and just two blocks from the Canal Street streetcar, making it easy to get to the French Quarter without worrying about parking. City Park, Bayou St. John, and Jazz Fest are all nearby, along with neighborhood favorites like Parkway Bakery, Bayou Beer Garden, and Twelve Mile Limit. Being on a corner lot also means street parking is typically easy to find, often right in front of the house. We live next door, so we're happy to help if you need anything. Otherwise, you'll have the space to yourself, and we hope you'll feel at home during your stay.
