12-month lease. No smoking of any kind anywhere on the property, indoors or outdoors. This is a high fire risk area and smoking is strictly prohibited. Utilities not in base rent: electricity, water, sewer, trash, and internet service. Onsite parking includes 2-car garage and 2 driveway spaces (4 cars total). Free street parking is also available nearby and is typically available even on weekends. Home is offered fully furnished including beds, dressers, desks, sofas, and appliances. Tenants are responsible for maintaining all furnishings in good working condition. Damage beyond normal wear and tear will be deducted from the security deposit. Bi-weekly yard service and quarterly pest control provided by owner. Tenants are responsible for keeping the property clean and reporting maintenance issues promptly. Optional cleaning service available for shared spaces and bathrooms at an additional fee. No pets without prior written approval. If tenants choose not to renew, landlord requires 24-hour notice for property showings during the final 30 days of the lease term.
