No pets, no smoking or vaping. Utilities: Renter pays for all utilities including: cable, electric, gas, water, sewer & trash. Utilities shall be placed in Tenant's name prior to moving in. * Deposit Return: Tenant shall be entitled to return of the Security Deposit within 30 days after the Premises have been vacated and inspected by Landlord provided the Premises are returned to Landlord in as good condition as they were at the time Tenant first occupied same subject only to normal wear and tear and after all keys are surrendered to Landlord. Security deposit will be applied towards any damage to property. After your first-year lease is up, it can be month to month rental. Landlord will be responsible for yard maintenance, tenant will be responsible for replacing air filters that the landlord will supply, tenant will be responsible for replacing light bulbs. Tenant will need to let landlord know of any repairs that need to be done to appliances, AC unit, water heater. No painting the interior or exterior or putting holes in the wall for pictures or decorations. Landlord has the right to inspect the home at any time with notice. Workshop on the premises can be shared with landlord. Background check will be done along with referral from previous landlord and employment will be verified.
