Lease terms

Minimum 12-month lease required. Tenant is responsible for all utilities and household services, including electricity, water, wastewater, trash, internet, cable, and any other services used during the lease term. Landlord is responsible for HOA dues. No smoking or vaping is permitted inside the home, garage, or on the property. Pets are considered on a case-by-case basis and are subject to landlord approval. Additional pet deposits, fees, or monthly pet rent may apply. Breed, size, and number restrictions may apply. Tenant is responsible for maintaining the lawn, landscaping, and exterior upkeep in accordance with HOA requirements and all applicable city ordinances. Tenant is also responsible for replacing air filters regularly and maintaining the property in a clean and sanitary condition throughout the lease term. Parking is permitted only in designated driveway and garage areas. No commercial vehicles, boats, RVs, trailers, or inoperable vehicles may be stored on the property unless permitted by the HOA and landlord. Rent is due on the first day of each month. First month's rent and security deposit are due prior to move-in. All applicants are subject to background, credit, income, rental history, and eviction screening. Minimum qualification requirements include: Gross household income of at least 3 times the monthly rent Minimum credit score of 650 preferred No prior evictions or unpaid landlord collections Positive rental history and verifiable employment/income Tenant shall comply with all HOA rules, regulations, and community standards during the lease term.
