Lease terms

- Renter is required to obtain all utilities, cable and internet in their name. - Rental shall be due on the 1st day of each calendar month. Rent not received by the 10th day of each month shall - All occupants of the house must be on the lease (except the lease holder's minor children/step-children). Number of minor children may not exceed four. Adult children must be listed on the lease. - Guests not listed on the lease are allowed to stay overnight at the residence for a maximum of 10 days at a time OR 20 days per lease period. - The minimum lease to be considered shall be six-months. Month-to-month rental is not allowed. Renter must negotiate a new lease or extend to a one-year lease 30 days prior to the end of their current lease. - Owner and/or his designee may inspect the properties condition at any time during the lease or occupancy with 48 hours' prior notice. Notice may be given verbally (in-person or via telephone) or delivered to the lease holder's email address. Refusal to allow the owner and/or his designee access following notice for inspection and or refusal to allow maintenance and repairs to the property shall constitute justification for immediate termination of the lease at the sole discretion of the property Owner. - If the owner's and/or his designee's inspection reveals the condition of the home to be unsatisfactory or should damage be observed beyond normal wear and tear, the owner will advise the lease holder via email and letter. At the owner's sole discretion he may initiate termination of the lease or advise other acceptable corrective actions.
