Lease terms

Application and checks done through Zillow, fees payable directly to them for application. One months rent required to hold house and used as a deposit (This amount may be increased to a maximum of two times rent depending on credit checks). If you decide after signing lease not to move in then the deposit will not be returned and will cover the costs while property has been off the market. Background checks will be required for everyone over 18 and all tenants names will be named on the lease, Proof of income will be required. Rent is due a month in advance so needs to be paid on or before move in date. Utilities need to be in tenants name on date of move in (gas and elec). The deposit can NOT be used as final months rent. Deposit will be returned on end of tenancy as long as property is returned in the condition it was received in. (Will do a walk through before move in and on lease end). Property will be professionally cleaned including carpets prior to lease start and in time for pre walkthrough. Tenant needs to do same on move out and provide receipt of work by licensed professional as proof.
