Lease terms

1. Property Address: The property is located at: 310 Linden Ave, Wilmette, IL 60091 PLEASE NOTE: The person(s) signing this Agreement must occupy the Property with the rental party the entire time and must be over 25yr. We do not allow camping in tents, or in RVs/Campers on the property. Subletting in prohibited. No house parties or events such as weddings or graduation parties shall be held on the premises. When in doubt, ask about your event. 2. Terms of the Rental: This Short-Term Rental, 6 month to 12 months, Agreement (the "Agreement") is made by and between Kate Smith ("Owner") and _________________ ("Guest(s)") as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows: The Rental begins at 4 p.m. Central Standard Time on the "Check-in Date" and ends at 11 a.m. Central Standard Time on the "Checkout Date". Two keys will be provided. You will be charged a $75 fee for each key not returned upon departure. The Tenant shall have the option to extend the Lease by providing written notice to the Landlord no later than 30 days before the current lease expires. If Tenant does not provide such notice within the 30 days, the Lease shall terminate and Tenant shall vacate the Premises on or before that date, in accordance with applicable law. 3. Security Deposit: The Tenant shall pay a security deposit of One Thousand Dollars (1,000.00) before occupancy. The security deposit shall be held and returned in accordance with applicable Illinois law. 4. Payments: A deposit equal to fifty percent (50%) of the total of one month rent for the initial six (6) -to twelve (12) month lease term, or Three Thousand Five Hundred Dollars ($3,625.00), shall be due upon execution of this Lease to reserve the Property. The remaining balance of Three Thousand Five Hundred Dollars ($3,500.00) shall be due no later than thirty (30) days prior to the commencement of the lease term. Reservations made fewer than thirty (30) days before the commencement date must be paid in full within five (5) days of Lease execution. Acceptable forms of payment include personal check, cashier's check, or money order.Thirty-Five Dollar ($35.00) handling fee will be charged for any returned check. 7. Security Deposit: Renter agrees to be responsible for any damages to the rental unit, and the furnishings and household items that result from the action/inaction of Renter and/or his/her guests, excluding normal wear and tear. It is the responsibility of the Renter to report any damages found or repair/maintenance needed to the Owner/Agent immediately upon arrival or upon occurrence of damage. All deposits will be refunded by check (or Venmo/Zelle if client requests) payable to the first individual listed on this agreement, within five (5) business days of Renter's Check-Out date. If any amounts are subtracted from Renter's deposit refund, a complete invoice will be provided to Guest along with any partial deposit refund. 8. Included Utilities and Services:The following are included in the monthly rent: Electricity Natural Gas Water and Sewer Trash and Recycling High-Speed Internet Lawn Care Snow Removal One Professional Cleaning Service Per Month Utilities are included for ordinary residential use. 9. Parking: Tenant shall have use of: One-Car Attached Garage Driveway Parking 10. Furnishings: The Premises are leased fully furnished. Tenant agrees to maintain all furnishings, appliances, electronics, televisions, cookware, linens, and household items in good condition and to return them at the conclusion of the tenancy, reasonable wear and tear excepted. A detailed Furnishings Inventory and Move-In Condition Report shall be completed and incorporated into this Lease. 11. Restrictions: No Pets No Smoking No Vaping No Marijuana Use No Parties or Events No Airbnb, VRBO, Furnished Finder, or Similar Re-Rental Activity No Subletting Without Landlord's Written Consent 13. Maintenance: Tenant shall promptly notify Landlord of any maintenance issue, water leak,appliance malfunction, safety concern, or property damage. 14. Acts of God: Owner shall not be held liable for acts beyond their control which may interfere with the Renter(s) occupancy, including but not limited to acts of God, strikes, acts of government agencies, war, nature, weather, ski/ golf conditions, or family arguments. Owner shall not be liable for malfunction or breakdown of gas grill, appliances, air conditioning or other property equipment, including televisions, internet connection, electronic equipment, surrounding construction and associated noise, utility service disruption or any other situation occurring not under Owner/Agent control. There will be no refund or rebate of any of the rental fee in such circumstances. Owner will make every reasonable effort to have repairs done quickly and efficiently. 12. Winter Reservations: As snow is plowed through a service provider, Owner cannot guarantee timing of driveway clearance in the event of a winter storm. 13. Access: Renter shall allow Owner/Agent access to the property for purposes of repair and inspection. The Owner shall exercise this right of access in a reasonable manner. 14. Rental Rules: Renter agrees to abide by the Rental Rules at all times while at the property and shall cause all members of the rental party and anyone else Renter permits on the property to abide by the following rules at all times while at the property. 15. Courtesy to Neighbors: The renter agrees to use the property in a fashion for which it is reasonably intended. The renter will not act in a manner that will infringe upon other guests' or neighbors' rights, enjoyment or use of property or adjacent property. Respect quiet times and keep noise levels down between 10 PM and 8 AM. 16. Housekeeping: The house will be supplied with the following: bed linens, bath towels and toilet paper. Linens, bedding and bath towels are not to be removed from the rental property. Please be aware that certain sunscreen can cause orange staining when combined with the iron in the water. It is advisable to use sunscreen without Avobenzene.
