Lease terms

The standard lease term is 12 months at $1,500 per month, and the agreement converts to a month to month tenancy afterward with a required thirty day notice from either party. A 6 month lease option is available at a higher rate of $1,650 per month for renters who prefer a shorter commitment. All utilities electricity, water, sewer, trash, high speed Wi Fi, and lawn care are included in the rent, with no additional utility charges unless usage becomes excessive. A security deposit equal to one month's rent is required, along with a one time, non refundable $150 cleaning fee. Rent is due on the first of each month, and a late fee of $50 applies after the third day, plus $10 for each additional day. One well behaved dog is permitted with prior approval and requires a refundable $300 pet fee and $35 per month in pet rent; cats are not allowed. The suite includes one dedicated driveway parking space, and street parking is not permitted without prior approval. Smoking and vaping are strictly prohibited inside the suite and anywhere on the property. The suite is fully furnished, and tenants are responsible for maintaining all furnishings in good condition; a move in inventory checklist will be completed at move in. Single occupancy is preferred, with a maximum of two occupants allowed, and occasional overnight guests are permitted for up to seven nights per month, though long term guests or additional residents require written approval. Tenants must keep the suite clean, handle basic upkeep such as replacing light bulbs or batteries, and promptly report maintenance issues, while the owner remains responsible for major systems, structural concerns, and provided appliances. No alterations, repairs, subletting, or short term rentals including Airbnb or Furnished Finder are allowed. Quiet hours are observed from 9 PM to 7 AM, and tenants must follow posted house rules regarding trash, parking, and any shared areas. Renters insurance is required, and proof of coverage must be provided at move in.
