Lease terms

Utilities: Tenant is responsible for all utilities. All utility accounts must be transferred into the tenant's name upon taking possession of the property. Renters Insurance: Renters insurance is not required but is highly recommended to protect your personal belongings. HVAC Maintenance: Tenant must replace the HVAC air filter every 30 days to help maintain a clean, efficient, and properly functioning system. Pets: No animals are permitted on the property. Unauthorized animals are considered a lease violation and may result in fees, removal of the animal, or termination of the lease. Yard Maintenance: Tenant is responsible for maintaining the lawn and keeping the yard neat and free of debris throughout the lease term. Maintenance Requests: Tenant must notify the management office immediately by email of any maintenance issues or repairs needed to prevent further damage to the property. Rent Payments: Rent must be paid on or before the due date each month. Late payments are subject to the terms and fees outlined in the lease agreement. Lease Term: This lease agreement is for a minimum term of one (1) year. Occupancy: Only approved tenants listed on the lease may live in the home. Anyone 18 years or older must complete an application and be approved before moving in. No co-signers are accepted.
