This is a non-smoking property, and no events are allowed. Evidence of smoking indoors or outdoors will incur a $400 housekeeping expense. A $50 cleaner trip fee will apply if the cleaning team arrives and is unable to access the property due to a delayed checkout. Early check-in and late check-out are available for an additional fee of $20 per hour, with a 15-minute grace period after the 10 am checkout time, after which a $25 fee will be charged every 15 minutes. Mid-stay cleaning is required for stays of 40-60 nights, and a deep clean is required for stays over 60 nights. Any additional charges above the standard cleaning fee will be collected after confirmation or once stay thresholds are reached. Parties are prohibited, and external CCTV and sound sensors will be activated for prolonged noise disturbances. An additional fee of $25 per extra person, per night will be charged for guests beyond the property's bed count. The propane grill is available for use, and guests should ensure it is cleaned and the knob is left in the off position. Electronic monitoring devices are used for safety and convenience, including exterior cameras and video doorbells, and interior monitoring of temperature, humidity, and sound decibel levels. Guests are prohibited from tampering with these devices. The internet plan includes 1.2TB per month; exceeding this limit may impact speeds. No refunds are issued for internet outages or slow speeds. This property utilizes a septic tank; only toilet paper should be flushed. Trash must be bagged and placed in the garbage bin, which should be rolled to the end of the road on Thursday nights for Friday morning pickup; failure to do so incurs a fee. In the event of system failures, neither the property owner nor management is liable for damages, and no refunds will be given, though efforts will be made to repair the system. Management is not liable for unforeseen occurrences such as weather conditions or natural disasters. Guests are recommended to carry travel or rental insurance. Guests are responsible for any damage to the rental property caused by them or their party. Mail should not be sent to the rental property. Management is not liable for lost items and can arrange retrieval or shipping at the guest's expense. Guests agree to indemnify, defend, and hold harmless the owner and management from all claims resulting from loss, damage, or injury. All payments are non-refundable; cancellations made more than 24 hours after booking confirmation will be refunded minus applicable fees. Cancellations made within 24 hours of booking confirmation or 24 hours of check-in will result in forfeiture of all payments. Standard transaction and processing fees are non-refundable. A surcharge will be applied to cover card-processing and administrative costs for any refund issued.
