Owner Pays for garden services and ATCO pest services. Tenant to pay for PG&E, TV, Internet, Water, Trash. Welcome to 31 Acacia and to Belvedere. Below is an addendum to the lease Tenants Responsibilities 1. Tenants must have their own renters' insurance and a $500k liability policy 2. Tenants must not put plants on the front wooden deck or wooden stairs. They leave spots and rot the wood underneath. Porch furniture is fine if it is light and in good condition. Tenants must reposition it from time to time to avoid wood rot under the legs of the furniture. 3. Tenants must not put plants inside the house on the wooden floors. 4. Tenants have been given one garage door opener and two sets of keys to be returned at the termination of the lease. 5. Tenants must put new batteries in the fire alarms yearly. 6. No smoking inside the house or on the property. 7. Do not make any changes to the property without permission of the RPO. If the tenants repaint anything, they must restore the original colors when they move out. 8. The garage is not waterproof so tenants must not place anything in it under the deck or the stairs that would be damaged by leaking water. 9. Tenants must leave the garage cleared of debris so that repair people can get to the heater and other things in the garage that may need attention. Also the debris is a fire hazard for which tenants are responsible. 10. Tenants must not hang heavy chandeliers or wall hangings from the ceilings or the walls. 11. If trees, bushes shrubs are planted, tenants must restore the original garden plan upon moving out. 12. The heater was replaced in 2011. For best efficiency tenants must change the filters every 4 6 months. 13. Tenants must keep the trays under the washer and dryer in the back room so that the appliances do not damage the wooden floor underneath. 17. Tenant must deposit rent check to be received by the first of the month to our RPO's account at Chase Bank 18. Late charges: A late fee of $250 shall be added and due for any payment of rent after the 5th day of the month. Any dishonored check shall be treated as unpaid rent and subject to an additional fee of $100. 19. Occupants: Guests staying over 15 days without the written consent of Owner shall be considered a breach of this agreement. Only the following individuals and no others shall occupy the subject residence for more than 15 days unless written consent of owner obtained in advance.
