There will be a Three Hundred Dollar ($300.00) charge per smoke detector missing or broken. 2) Lawn maintenance service Gardener service shall be provided by Lessor. a) Lessee shall make safe and unobstructed right of way available for this purpose. b) Lessee must assure fenced backyard is accessible during Gardeners Service/Maintenance Days for safety and privacy of all concerned. c) Gardening water maintenance issues, related safety issues; per agreement with Lessee shall be the responsibility of the Lessee. d)Sprinkler system is on a timer and needs to be left on. e) Upon move out the Lessee will be responsible that the lawn and plants are in good condition as in the move in. f) If there is any damage to lawn or plants Lessee replacement cost will be taken out of the security deposit. 3) No automobile repairs of any kind on said leased property. No parking on lawn, and or landscaped areas. 4) Any and all Xmas lighting and or decorations must be removed no later than Feb 1. Any damage to building and or roofing due to incorrectly installed lighting/decorations will be deemed the liability of the Lessee. 5) No dish networks on house or roof allowed without written consent of the Lessor. 6) Two (2) Garage Door openers will be given to Lessee. If broken or damaged upon move out One Hundred Fifty Dollars ($150) will be charged per broken or damaged opener. 7) Furnace filter must be replaced every six months and needs to be maintained by Lessee. Damages to Furnace/AC unit caused by the filter will be charge to the lessee with a minimum fee of Five Hundred Dollars ($500) 8) House at move out is to be returned in the same condition as received at move in. If excessive cleaning is needed it will be done at the minimum charges of Eighty Five Dollars ($85) per hour. If any contractor work is needs to be done after move out the rate will be One Hundred Fifty Dollars ($150.00), costs are subject to change without notice. 9) No Over-the-Door hanging devices of any kind may be used on any door of the demised premises. 10) Notification to the Lessor must be given with in 10 day should any contact information for the Lessee change (i.e. phone number(s), emails, names, etc ).
