    Tenant agrees to pay monthly rent in the amount of $3,000, due on the agreed-upon date each month. A security deposit of $3,000 is required prior to move-in. Lease terms are flexible and will be defined in the lease agreement. Tenant is responsible for payment of all utilities associated with the property, including but not limited to electricity, water, sewer, garbage, and any optional services such as internet or cable. Tenant is responsible for maintaining the property in good condition, including routine upkeep and cleanliness. Tenant shall maintain the yard, including lawn care and general landscaping, and keep the fully fenced backyard in a clean and orderly condition. Pets may be permitted on a case-by-case basis, subject to landlord approval and additional terms if applicable. Occupancy is limited to approved tenants listed on the lease. Tenant agrees to comply with all local, state, and federal laws, and to respect the property and neighboring residences. Any alterations or modifications to the property require prior written consent from the landlord. At the end of the lease term, tenant is responsible for returning the property in substantially the same condition as received, reasonable wear and tear excepted.
