Our Minimum Qualifying Criteria: 1) Monthly income at least 3X the amount you pay in monthly rent. 2) 700+ FICO score or 12 months of bank statements demonstrating your ability to consistently pay rent on time. 3) Stable employment and/or income 4) Positive rental history and/or mortgage payment history Smoking Policy: THIS IS A STRICT NO SMOKING / NO VAPING / NO MARIJUANA HOME. Pet Policy: We allow a maximum of two (2) pets per property as long as they are not attack-trained or have a history of biting people or destroying property. They must be at least 1 year old and vaccinated. We do not collect a Pet Deposit. Instead, we charge an application fee and monthly pet rent determined via petscreening. Applications: We require first month's rent + security deposit + move-in fee regardless of when in the month move-in occurs. We then pro-rate the second month's rent to reflect when the contract was signed in month #1. Application fee is $65 per applicant (non-refundable), for all intended residents over the age of 18. (We do not collect this fee until we have completed an initial review and confirmed we will process your application) Please note, applicants are not accepted on a "first-come, first-served" basis, but on a best-qualified basis. We assist all applicants without regard to race, color, religion, sex, disability, familial status, national origin, or source of income.
