Security deposit equal to one month's rent is due at signing. First month's (pro-rated, if applicable) and last month's rent is due at signing. Rent is due on the 1st of the month each month. Payment of rent and security deposit will take place through Zillow Rental Manager, which allows for electronic payment through ACH transfer of funds with no fee, or payment with debit/credit card with applicable processing fees (2.95% for credit, $9.95 for debit). Renter is responsible for all utilities. Gas is through Dominion Energy and electricity, water, sewer, waste, etc. is through Provo City. Renter is expected to allow for adjustment of lawn sprinkler system throughout watering season. Renter is also responsible for all internet/cable utilities (home is wired for Google Fiber). Pets are not allowed. Smoking, vaping, and other illegal drug use is not allowed on the property. Renters must acquire renters insurance with a minimum of $100,000 in liability coverage (about $10-$15 per month) and place landlord as "additional interest" to allow landlord to be notified of any lapses in coverage. Landlord recommends ample personal property coverage in renters insurance policy, as landlord homeowner policy does not cover any renter property. This is a 1-year lease. In the event of early termination of tenancy, renter must provide 30 days' written notice and termination is subject to an early termination charge equivalent to 1 month of rent. Termination will be effective as of the last day of the calendar month following the end of the 30-day notice period. The early termination charge will be in addition to all rent due up to the termination day. Lawn maintenance (lawn mowing) is taken care of by the property manager. Hot tub has been winterized and locked and is not for renter use. Storage shed in backyard is locked and not for renter use. Snow removal is the responsibility of the renter and adequate snow removal is expected within 24 hours of a snowstorm per Provo City code. There are 2 parking spots within the garage and 4 additional parking spots on the driveway.
