The second month's rent will be prorated accordingly and due on the 1st of the second month.
HOA Rules allow for only a single pet per residence. A single pet, either a cat or small dog, will be considered, upon owner approval and on a case-by-case basis. Not all pets may be considered, so please ask ahead if you would like us to check on your pet ahead of applying or if you have any questions regarding this, as your application may be denied on pet/s if not approved for consideration in advance. Thank you. Additional security deposit amount of $500 per pet will be required if accepted. Please note this is a downstairs unit, with a fenced-in yard area, but it may not be entirely secure, and pets should be supervised when in the yard area. When out in the common grounds areas, pets must be on a leash at all times, per HOA rules. Also, HOA rules now state that any "bathroom" breaks for dogs must be done off HOA/common grounds property, on the street, or otherwise, but off of the community property, and should be picked up. Any pet bathroom breaks being taken within the community or on common grounds could be grounds for a fee or fine now being imposed by the HOA, and that would be a tenant's responsibility or grounds for a breach of the lease agreement.

Appliances Included are: Electric Stove and Oven, Microwave, and Dishwasher. Refrigerator that is to be installed and included with this rental has a separate picture and make/model picture included with the ad; just take a look. Private Washer and Dryer hookups available inside the unit; dryer hookup can be either natural gas or electric. Tenant will need to supply their own W/D units.
HOA maintains all common community grounds. Tenant will be responsible for landscaping maintenance, weed abatement, and proper care of their private yard space during the lease.
HOA dues are paid for by the owner and included with rent; they include Water and Trash Service.
Utilities Not Included, which will be the tenant's responsibility, are Electricity and Gas through SDG&E.
Any questions regarding utilities, please ask before applying. It is the applicants' or tenants' responsibility to satisfy themselves with all questions and clarifications they may have or need before proceeding.
