Lease terms

Lease term is 12 months. Owner pays for trash, internet service, and yard service (mowing, trimming, and leaf removal). Tenant pays for all other utilities and is expected to water lawn in summer months and do weeding of applicable areas. Security deposit required as well as background check (which applicant pays for). Applicants must provide 3 years of verifiable, positive rental history from a neutral, 3rd party landlord (not a family member or dormitory) after initial screening which includes tenant providing verifiable gross income of at least 2x the monthly rent. All applicants must independently qualify (i.e. no co-signers or guarantors will be accepted). Strict no smoking/vaping and no pets of any kind. First month rent plus $2,500 security deposit required on signing lease. Tenant will need to ensure that property is professionally cleaned at end of lease. As a first step, interested parties should complete the application through Zillow. Only once the application is received from all individuals who will be on the lease, an initial screening will occur. Then requests will be made to provide rental history as a secondary review. Only once these steps are completed will a tour be set up for applicants meeting stated requirements. Showings can only happen between July 10-July 21.
