Terms at 309 Court Ave

The lease term shall be for one (1) year. Tenant is responsible for all utilities and routine yard maintenance during the lease term. Landlord may provide yard maintenance services for an additional fee of $200 per month upon Tenant's request. If Tenant elects to maintain the yard themselves, Tenant agrees to properly maintain the lawn and landscaping in accordance with local ordinances and neighborhood standards. A three-strike policy shall apply for failure to maintain the yard. Each verified complaint or notice regarding unmaintained yard conditions from the city, HOA, or neighboring residents will result in a written warning to Tenant. Upon the third written warning, Landlord shall automatically assume responsibility for yard maintenance, and Tenant's monthly rent shall increase by an additional $200 per month for the remainder of the lease term.
