Lease terms

Security Deposit: Landlord may apply to unpaid rent, damages, cleaning, and fees. Advance Rent: First month, last month, and security deposit due prior to occupancy. Maintenance Obligations: Landlord: Complies with habitability requirements (e.g., structure, plumbing). Tenant: Responsible for routine upkeep, HVAC filters, minor repairs (e.g., under $150), and service calls caused by tenant misuse. Repairs & Notice: Tenant must notify landlord of defects. Landlord has 7 days to cure noncompliance after written notice (per statute). Entry/Access: Landlord may enter with at least 12 hours' notice at reasonable times for repairs, inspections, or showings; emergency access permitted without notice. Use & Occupancy: Residential use only; strict occupancy limits. No subleasing or short-term rentals without written consent. Utilities: Tenant responsible for all utilities unless otherwise stated. Failure to maintain utilities is a lease default. Insurance: Tenant required to maintain renter's insurance; landlord named as additional interest where permitted.
