Lease terms

Each applicant 18 years of age or older must complete a background, credit, and rental history screening. The screening fee is non-refundable and must be paid before the application will be processed. Payment of the screening fee does not guarantee approval of the application or execution of a lease. Tenant shall establish and maintain utility service in Tenant's name and is responsible for all charges associated with the property, including but not limited to ECUA (water, sewer, and sanitation), Florida Power & Light (electricity), and Pensacola Energy (natural gas), as applicable. Pets may be permitted only with the Landlord's prior written approval. Approval is based on breed, size, age, temperament, and number of pets. If approved, a non-refundable pet fee of $300 per approved pet is due before occupancy. Unauthorized pets constitute a material violation of the lease. Smoking or vaping of any substance is prohibited inside the dwelling, garage, screened porch, and any enclosed structure on the property. Tenant is responsible for any damage or remediation costs resulting from violations of this policy. The manufacture, distribution, sale, possession, or use of illegal controlled substances or any unlawful activity on the premises is strictly prohibited and constitutes a material breach of the lease. Tenant shall be responsible for maintaining the lawn and landscaping throughout the lease term, including mowing, edging, trimming, weed control, and removal of leaves and yard debris. If professional lawn service is required by the lease, Tenant shall maintain continuous service at Tenant's expense. Tenant shall perform routine maintenance necessary to keep the property in clean and good condition. This includes, but is not limited to: Replacing HVAC air filters at least every 30 60 days (or as recommended by the manufacturer). * Keeping the HVAC condensate drain line clear. * Replacing smoke detector batteries as needed. * Controlling minor household pests through routine preventive treatment. * Replacing light bulbs. * Promptly reporting maintenance issues, leaks, water intrusion, mold, plumbing problems, roof leaks, HVAC malfunctions, or appliance failures. Renter's insurance is required throughout the lease term. Tenant shall maintain a renter's insurance policy with a minimum of $100,000 in personal liability coverage and provide proof of coverage prior to occupancy and upon renewal if requested by Landlord.
