Monthly rent: $2,000 Due at signing: *The first month's rent plus a security deposit equal to one month's rent ($2,000) are required at the time of lease signing. Credit score requirement: *Applicants with a credit score below 680 will be required to provide the first month's rent, last month rent, and a security deposit parentheses totaling ($6,300)at signing. Background check: *Applicants will be screened for criminal history during background and credit check. Felony convictions or pending judgments will result in disqualification. Tenant responsibilities and utilities: *Utility accounts: tenants are responsible for maintaining and paying electricity, water, internet and trash services in their name from the date of move-in through the date of move out. Maintenance: *Tenants must keep the premises in a neat, clean and sanitary condition. This includes testing smoke and carbon monoxide alarms on a regular basis. Landlord will conduct quarterly walk-through inspections and replace air filters. Any repairs needed must be reported immediately to the Landlord. Repairs due to defect or failure will be covered by Landlord. Repairs due to damage or neglect will be charged to the tenant. Insurance: *Tenants are required to maintain a renters insurance policy with personal liability coverage of at least $100,000. Property rules: *No Smoking: Smoking is strictly prohibited inside the property and in all common areas on the property. * Occupancy: The premises are to be used only as a private dwelling. Subleasing or assigning the lease is not permitted without prior written consent from the landlord. * Pets: Pets are not permitted on the premises. * Alterations: no alterations, additions, or improvements (including painting, or wallpapering) may be made to the property without written permission. Key Lease Provisions: *Late Fees: A late charge of 10% of the monthly rent or the remaining balance (whichever is less) will be applied if rent is not received by the third day of the month. An additional $25 per day surcharge will be applied each day beyond the third of each month that rent is late. * Early termination: Residents wishing to terminate the lease early must provide at least 30 days written notice and pay an amount equal to 2/month's rent in addition to any outstanding damages. * Write an entry: The Landlord reserves the right to enter the premises at reasonable times for inspections, repairs, or to show the property to perspective tenants. A minimum of 72 hour notice will be provided.
