Lease Terms & Rental Criteria MOVE IN READY Pet-Friendly: Pets welcome with prior approval. Please review the community pet policy for full details. Lease Term: 12-month lease required. Holding Fee: A $2,200 holding fee is due within 48 business hours of application approval and will be applied toward the security deposit at move-in. Utilities & Lawn Care: Residents are responsible for all utilities and lawn maintenance. Application Requirements All occupants age 18 or older must submit an application and meet established rental criteria. Verifiable gross household income must be at least three (3) times the monthly rent. This is a non-smoking property. Screening Criteria Applications are subject to credit, background, and rental history screening through Experian and are reviewed according to our written rental standards. Based on these criteria, applications may be declined for reasons that can include, but are not limited to: Outstanding balances owed to a landlord or apartment community Open judgments or tax liens Bankruptcy not discharged/dismissed or less than seven (7) years old Foreclosure or repossession history Non-medical collections accounts Late payment history showing accounts 30+ days past due within the past 12 months Prior evictions All applications are processed consistently in accordance with our written rental criteria and Fair Housing guidelines.
