The lease term is month-to-month. While the landlords prefer long-term residents and are happy for tenants to stay as long as the arrangement remains suitable for both parties, the month-to-month structure provides flexibility and an exit plan for both tenant and landlord if needed. This is a privately managed park where all residents are screened. While standard screening guidelines apply, we understand that life circumstances can vary. We value honesty, transparency, stable income, respectful communication, and residents who take pride in where they live. Applicants are encouraged to communicate openly about any concerns or past issues during the application process. However, applicants with criminal backgrounds or past or pending evictions will not be considered. Tenant is responsible for reimbursing water/sewer and trash service quarterly. The current flat quarterly rate is $265.40, based on minimum usage. New HVAC system recently installed. Heating is provided by gas heat and is currently serviced by Callahan's Gas. Tenants may choose their preferred gas supplier; however, tenant is responsible for arranging gas service and account setup prior to the winter heating season. Central air conditioning is also operated through the HVAC system and is powered by electric. Washer and dryer are available for tenant use; however, they were left by prior tenants and are provided as-is. If either unit breaks and the cost to repair exceeds 50% of its replacement value, tenant will be responsible for selecting and purchasing their own replacement unit. Kitchen appliances include dishwasher, range hood/vent, refrigerator, and oven. Residents also enjoy convenient access to several nearby local amenities, including Doc's Riverside Grille, the public wharf, boat ramp, playground, and the scenic Corsica River Yacht Club Nature Trail walking trail. The area offers a relaxed small-town waterfront atmosphere with opportunities for outdoor recreation, boating, dining, and walking close to home. One small dog may be considered for the right applicant. Tenants with stable income and no pets preferred and all sources of income will be considered.
