2. TERM OF LEASE This Agreement is for a six (6) month fixed-term lease, beginning on the agreed move-in date. If neither Party provides at least 30 days written notice prior to the end of the term, the lease will automatically convert to a month-to-month tenancy under the same terms. 3. RENT * Monthly Rent: $875.00 USD * Due Date: 1st day of each month * Rent is late after 12:00 PM on the 1st * Accepted payment methods: Venmo or direct deposit only * No cash or checks accepted Late Fees: * $50 flat late fee * $10 per day thereafter until balance is paid in full 4. SECURITY DEPOSIT * Total Security Deposit: $500.00 * Paid at move-in Deposit Breakdown: * $200.00 is a non-refundable cleaning fee * $300.00 is refundable, subject to deductions for damages or unpaid charges The refundable portion will be returned within the legally required timeframe after move-out, less any lawful deductions. Security deposit may NOT be used as rent. 5. OCCUPANCY & USE * Only Tenant may occupy the Premises * No additional occupants without prior written consent from Landlord * No long-term guests permitted without approval * Premises may not be used for illegal activity 6. PETS & SMOKING * No pets allowed * No smoking, vaping, incense, candles, or open flames inside the Premises or anywhere indoors 7. PROPERTY RULES Tenant agrees: * No vehicle repairs on property * No non-operational or "broken-down" vehicles on property * No furniture or appliances stored outside * No flags, banners, sheets, or coverings on windows or exterior * To maintain cleanliness of shared/common areas if applicable 8. LANDLORD ACCESS Landlord may enter common areas with reasonable notice. For Tenant's private space, Landlord will provide 24-hour notice except in emergencies. 9. UTILITIES Landlord pays: * Electricity * Water/Sewer * Gas/Heating * Internet * Trash Tenant pays: * Renter's insurance (required) * Optional cable or personal telephone services 10. MAINTENANCE & REPAIRS * Tenant must report damage or maintenance issues within 24 hours * Tenant is responsible for damages caused by negligence or misuse * Tenant must keep Premises clean and sanitary Landlord is responsible for major repairs exceeding $100 not caused by Tenant misuse. 11. INSPECTION Move-in and move-out inspections will be completed and signed by both Parties. 12. ALTERATIONS Tenant may not alter the Premises without written consent, including: * Painting or redecorating * Installing fixtures or hardware * Structural changes 13. ENTRY & SAFETY Tenant acknowledges: * Exterior security cameras may be installed * Tenant will report water leaks, pest issues, or safety hazards immediately * Tenant agrees to maintain reasonable care to prevent damage 14. LIABILITY & INSURANCE * Landlord is not responsible for loss, theft, or damage to Tenant's personal property * Tenant is required to maintain renter's insurance 15. DEFAULT & EVICTION COSTS If eviction or legal action occurs due to Tenant breach, Tenant agrees to be responsible for reasonable legal and court fees as allowed by law. 16. TERMINATION Tenant must provide 30 days written notice to terminate month-to-month tenancy after lease term ends. 17. GOVERNING LAW This Agreement shall be governed under the laws of the State of Utah. 18. ENTIRE AGREEMENT This document constitutes the entire agreement between the Parties and may only be modified in writing signed by both Parties. 19.
