This sprawling home boasts ample space for the whole crew, featuring 3 King bedrooms (one with a private ensuite and walk-in shower, another with an ensuite half bath), 1 Queen Mother-in-Law Suite with a private entrance and ensuite bath, and 1 bedroom with 2 Twin beds. The massive, fully outfitted kitchen includes ample counter space, a Keurig coffee station with pod and drip options, Ninja double-basket air fryer, toaster, blender, and electric oven and range. A cozy banquette-style dining area seats six or seven. The main living room offers a huge sectional, extra seating, and a 65" Smart TV. Two full sets of washers and dryers are available. The back Game Room and second living space feature a second 65" Smart TV, an eat-up bar with stadium seating for three, additional dining for four, and four comfy lounge chairs, along with a foosball table, dart board, massive checkers board, and board games. An entertainer's paradise awaits in the backyard with a fully turfed yard, a sparkling cocktail pool that can be heated for an additional $50 per day (request 24-48 hours prior to arrival), a gaming area with cornhole, multiple covered patios, and a grill. Pets are welcome for a $150 one-time fee per pet, which must be remitted before check-in. Any pet urine stains found will result in a $250 fee plus the cost of any damages. Any additional damage done to the house by any animal will be charged full replacement cost. Any holes dug by dogs must be filled in or repaired prior to check-out or a $150 fee will be assessed. Located in the heart of Bryan-College Station, this retreat is just 1.5 miles to Legends Event Center, 1.6 miles to Texas A&M, and a quick 7-minute drive to Kyle Field, putting you close to all the action. Lights in the outdoor area must be turned off by 11 PM at night to avoid disturbing neighbors. No candles, glitter, confetti, or plug-in air fresheners are allowed. No tape or anything sticky is permitted on the walls or any part of the home. Please do not put nail holes or tape or anything that could damage the walls. Smoking is not allowed anywhere on the property. Events are allowed only if approved, with a contract to be signed and a minimum $250 fee assessed on top of the booking amount, plus an additional $500 deposit. Guests will be required to clean any trash and return the property to its delivered condition; a $150 fee will be assessed if excess trash is left. Trash is collected on Wednesday and recycling is collected every other Thursday. Guests are responsible for taking all personal items out of the property at or before check-out. If personal items are left behind, guests may arrange pick up or shipping for a $50 fee plus the cost of shipment. Unclaimed items will be discarded or donated after 14 days. Guests must be over 25 to rent this home. A copy of your ID will be requested as part of the guest screening process after the reservation is confirmed, and you will be asked to sign a rental agreement. A $35 Damage Waiver fee applies to direct bookings and VRBO bookings. If the pool requires draining and refilling due to improper use or excessive contamination, a maintenance fee of $1000 will be charged. External cameras are on the main house facing the front door, pool, and side of the home; there are no inside cameras. Hosts may monitor external cameras at any time via a smartphone app, and cameras are not to be tampered with or covered. Includes a 65" Smart TV in the main living room and a second 65" Smart TV in the Game Room.
